Cortina D’Arroyo Grande Senior Apartments is a 108-unit senior housing community on the Central Coast of California, in the City of Arroyo Grande in the County of San Luis Obispo. Located less than two miles from the beach, the property is immediately adjacent to services and amenities.
Early in the project planning stages, the City of Arroyo Grande, with whom Meta Housing was working closely, expressed concerns regarding the scale of the property.
While the plan was to construct 108 units, the City wanted to ensure that none of the property’s buildings were taller than two stories. Without any three-story buildings, it would have been impossible to construct the full number of planned units.
The Meta Housing team worked diligently and devised an innovative design solution: utilize the existing slope to satisfy the design criteria. This was achieved through a variety of construction techniques, including a number of retaining walls around the perimeter of the property. With this method, the property appeared to be two stories from the exterior, and was three stories on the interior courtyard, allowing us to increase the density while satisfying the planning and design requirements.
By constructing the property under this unique concept, Meta Housing was successful in maximizing the number of property units and maintaining the project’s profitability, while still working successfully with the City.
